HOME INSPECTIONS- How to obtain the best outcome
As a home purchaser, your contract to purchase allows you the opportunity to confirm the condition of the property before you proceed with the purchase. RE/MAX PROFESSIONALS, INC. strongly recommends that you exercise your right by hiring professional inspectors to conduct an on-site visual inspection. This inspection will not include investigations that require digging, disassembly, or survey related issues. These types of concerns need to be addressed separately. The normal ‘STRUCTURE ONLY” INSPECTION will include a visual review of the exterior, interior structure and basement. If you order a “WHOLE HOUSE INSPECTION”, the inspector will check the above, plus the roof (weather permitting), attic, electrical, heating, cooling (in season), mechanical and plumbing systems, and test the appliances. Some will test all the windows, doors, and outlets, but you should confirm the extent of service with each vendor you call. Most companies also provide RADON TESTING, which we recommend.
Due to the number of inspection companies available and the scheduling pressures most buyers experience during the contract process, we are often asked by our buyer clients to help them out and recommend an inspection company. IT IS AGAINST RE/MAX PROFESSIONALS, INC. OFFICE POLICY TO RECOMMEND AN INSPECTION COMPANY! RE/MAX PROFESSIONALS, Inc. does not feel we should recommend a specific company, nor do we accept any referral fees or compensation from inspectors.
To assist you we have prepared this reference list of inspection companies our past clients have used with satisfactory results, or that carry Errors and Omissions Insurance for your protection. At the time this list was prepared, the Inspector Group all claimed to have E & O Insurance. We do not warrant, guarantee, or monitor the performance of any companies, and their inclusion on this list is not to be construed as anything except a courtesy to you! We recommend that you hire a company that has Workman’s Compensation Insurance (inspections can be a hazardous business, and it is possible to be held liable for their medical issues when you hire any vendor to work for you). We also suggest that you inquire as to their liability insurance (E & O); in the event they make an error or omission in the inspection process. Each company sets its own fee schedule, and there are many differences in the type of reports and the time frames with which they are prepared and delivered. An inspector with a valid Colorado Professional Engineers License may be your best choice for a property with structural concerns, but may not be required for normal inspections. We suggest that you inquire about all licenses, professional affiliations, experience, insurance, and ask if they follow EPA/NEHA radon and mold guidelines.
With regard to Radon, the EPA has a website that should be reviewed- www.epa.gov/radon/. The EPA no longer certifies radon testers, and “NEHA” offers programs that vendors may take. Mold information is available at www.epa.gov/mold/ . In addition to inspections, you can purchase a one year home warranty that will insure you against failure of many appliances and major systems. Ask us for details.
