Our marketing strategy is simple: Gain as much exposure as possible for your property through a variety of proven methods. Lead broker Art Momper has developed an extremely strong Internet Marketing Program, and we have hundreds of visitors a week that will be able to view your property information and request a showing. We also maintain contact with hundreds of site members that have registered and asked us to keep them posted on new listings, and we will alert them to your property when you put us to work for you.
Once your home is listed with the Art Momper Home Team, top agents in the market are notified, and existing buyer clients are notified of its availability. Further, those agents who have historically or recently expressed interest in the type of property you own are specifically targeted. Increased MLS exposure: The key to success is getting your property viewed by as many buyers as possible. 97% of all sales in Denver are made with the cooperation of other brokers (a "co-op" sale). Our goal is to find the best buyer and best price for you, so reaching out to the cooperating Brokers in the MLS is critical to your success. Most of the properties in the MLS system have one exterior photograph - one picture is the entire ‘world wide’ marketing for that home! We provide much better exposure by uploading 10 photos (the most allowed by MLS) of your property so other Brokers will be comfortable choosing your home to show, and prospective buyers can see your features and request their broker (or us) to show them the home. Internet exposure/virtual tour: People love to see pictures! Photographs are used to create a "virtual tour" of the property, giving the prospective buyer the feeling of touring the house. Multiple pictures of each listing are posted to our websites, and Virtual Tours of our listings are featured on our websites, REALTOR.com, RE/MAX.com and at the Visual Tour site: http://www.visualtour.com/inventory.asp?u=2228.
Direct mail campaigns: To create awareness for recently listed properties, a full-color postcard featuring a photograph and description of the property is mailed to attract buyers. Postcards are also sent to neighbors after your home has been sold.
Marketing reports: We update our sellers weekly on all showing activities related to your home. This chronological report will include a list of agent showings with their client feedback, and we will review this for trend data that keeps our marketing on track.
